Marrakech is Morocco’s best-known city abroad. With more than 17 million tourists welcomed in Morocco in 2024 and dense flight connections to Europe, the city appeals to investors and holiday-home buyers alike. But neighbourhoods are not equal, and a villa with a pool has costs that listings never show.

Neighbourhoods and prices

  • Hivernage and Guéliz: about MAD 14,000 to 24,000/m², the modern heart, hotels and restaurants, strong seasonal demand.
  • Palmeraie: about MAD 12,000 to 28,000/m², villas with garden and pool on large plots.
  • Route de l’Ourika, Amelkis, Prestigia: about MAD 10,000 to 18,000/m², golf estates and gated residences 15-25 minutes from the centre.
  • Targa, Route de Casablanca: about MAD 8,500 to 13,000/m², family residential, private schools.
  • M’hamid, Massira, Azli: about MAD 6,500 to 9,500/m², entry prices for a main home or a small rental.

Holiday rental or long-term let?

A well-located flat in Guéliz or Hivernage can be let by the night for much of the year, but returns depend on occupancy, management and platform fees. Tourist rentals are regulated (classification, declarations): check before you buy. Long-term lets, more stable, suit residential areas such as Targa. The hidden costs of a villa

  • Pool and garden upkeep: often several thousand dirhams a month.
  • Caretaking and security while you are away.
  • Service charges in gated estates.
  • Air conditioning and electricity in summer.

Financing and securing the purchase
