A home in Marrakech?

Between the palm grove and the Atlas.

Marrakech attracts people to live as much as to own a second home. Between the medina, residential districts and estates on the outskirts, expectations vary widely: city life, calm, garden, pool.

Architecture in Marrakech

Second home

Think about upkeep and management while you are away: garden, pool, security.

To live in

Check the distance to the centre and to schools, and how cool the home stays in summer: orientation, shade, greenery.

Market benchmarks

Placing your budget in Marrakech

A tourist and residential city: medina, Guéliz, Hivernage, then estates and golf resorts on the outskirts. A large share of second homes and holiday-rental investment.

Indicative new-build prices: MAD 8,000 to 16,000 per m² on average. Indicative ranges observed for new builds (2025-2026), varying with the residence, floor, view and developer. To be confirmed case by case.

  • Hivernage · Guéliz

    14,000 – 24,000 MAD/m²

The modern heart, hotels and restaurants, strong seasonal demand.

  • Palmeraie

    12,000 – 28,000 MAD/m²

Villas with garden and pool, large plots, upkeep to plan for.

  • Route de l’Ourika · Amelkis · Prestigia

    10,000 – 18,000 MAD/m²

Golf estates and gated residences, 15-25 min from the centre.

  • Targa · Route de Casablanca

    8,500 – 13,000 MAD/m²

Family residential area, private schools nearby.

  • Agdal (Marrakech) · Route de Fès

    8,000 – 13,000 MAD/m²
  • M’hamid · Massira · Azli

    6,500 – 9,500 MAD/m²

Entry prices, main home or small rental.

To live in

Think about summer heat (orientation, shaded outdoor space) and distances: the calm of the estates comes with driving time.

Schools : Lycée Victor Hugo, private and international schools (Targa, Route de l’Ourika, Guéliz).

To invest

Lively but demanding holiday-rental market (management, rules on furnished tourist rentals). Budget for pool and garden upkeep with villas.

Getting around : Marrakech-Menara airport with many European routes, motorways to Casablanca and Agadir.

Purchase costs for a new build: plan for about 6 to 7.5% on top of the price including VAT (registration duties ≈ 4%, land registry ≈ 1.5% plus fixed fees, notary ≈ 1% plus VAT, sundries). These benchmarks help frame your request: ABRAJ does not publish listings, an advisor searches for the property that matches.

Questions to ask yourself

  1. 01City-centre buzz or the calm of the outskirts?
  2. 02How many weeks a year will you use the property?
  3. 03Is outdoor space essential?
