Real estate agent
Real estate agent in Morocco: role and guidance
A good real estate agent saves you time and secures your purchase. Here is what they do, how to choose one, and how an ABRAJ advisor guides you to buy a new home in Morocco.
Find my homeWhat a real estate agent does
A real estate agent links the buyer with the seller or developer. They understand your needs, know neighbourhood prices, shortlist properties, arrange visits and help you negotiate and prepare the financing.
They replace neither the notary, who drafts and authenticates the deed, nor the land registry, which records your ownership: they prepare you for these steps and coordinate the timing.
How to choose your agent
They know the city and its neighbourhoods, with concrete price benchmarks.
They show properties whose land title and permits can be checked.
They state clearly who pays them and how much, before any visit.
They never ask for payments outside the developer’s or notary’s accounts.
They stay with you until the deed, not just until the visit.

What your ABRAJ advisor does
Frame your project: total budget (price + about 7% costs), down payment, affordable monthly payment, home type and the city and areas that suit your daily life or rental goal.
Shortlist new developments: ABRAJ tracks 699 programmes published by developers in Morocco; your advisor presents the ones that match your brief, with plans and availability.
Arrange visits: on site, or by video call if you live in another city or abroad.
Prepare the financing: borrowing capacity, monthly payment simulation and loan application file.
Secure the purchase: land title, building permit, reservation or off-plan (VEFA) contract, payment schedule and delivery date.
Stay with you until the deed: signing at the notary, registration, land registry entry, then key handover.
Frequently asked questions
Who pays the real estate agent’s commission?
It depends on what is agreed in writing with the agent. In new builds, the intermediary appointed by the developer is paid by the developer. With ABRAJ, guidance is free for buyers.
What is the difference between an agent and a notary?
The agent helps you find and choose the property. The notary drafts the deed of sale, collects the duties for the State and has the sale recorded at the land registry.
Can an agent help a Moroccan abroad remotely?
Yes. An ABRAJ advisor presents programmes by video call, prepares the financing with you and coordinates the signing, in person or by power of attorney.
