A home in Rabat?

A capital on a human scale.

Rabat combines administrative life, green spaces and the ocean and Bouregreg river. The tramway links several districts and often weighs in the choice of location.

Market benchmarks

Placing your budget in Rabat

Administrative capital, green and well organised, with the ocean and the Bouregreg. Steady demand from civil servants, diplomats and executives; high prices in central districts, alternatives on the southern coast (Harhoura, Témara) and in Salé.

Indicative new-build prices: MAD 9,000 to 18,000 per m² on average. Indicative ranges observed for new builds (2025-2026), varying with the residence, floor, view and developer. To be confirmed case by case.

  • Hay Riad

    16,000 – 26,000 MAD/m²

Modern residential district, embassies, schools, shops.

  • Agdal

    15,000 – 23,000 MAD/m²

Universities and shops: student and young-professional rentals.

  • Souissi · Ambassadeurs

    14,000 – 25,000 MAD/m²

Villas and upscale residences, large plots.

  • Hassan · Centre · Océan

    11,000 – 18,000 MAD/m²
  • Harhoura · Témara plage

    8,000 – 14,000 MAD/m²

Southern coast, beach residences and villas, 15-25 min from the centre.

  • Témara · Ain Atiq

    6,500 – 10,000 MAD/m²

An affordable alternative for a main home.

  • Salé · Sala Al Jadida · Bettana

    6,000 – 10,000 MAD/m²

Across the Bouregreg, linked by tram, low entry prices.

To live in

The tram and green spaces matter. Hay Riad and Agdal for comfortable city life, Harhoura for the sea, Témara and Salé for a controlled budget.

Schools : Lycée Descartes, André Malraux, private and international schools concentrated in Hay Riad, Souissi and Agdal.

To invest

Stable rental market (administrations, universities, embassies). Agdal and Hay Riad hold their value well.

Getting around : Rabat-Salé tram, Rabat-Agdal station (Al Boraq high-speed train), Rabat-Salé airport.

Purchase costs for a new build: plan for about 6 to 7.5% on top of the price including VAT (registration duties ≈ 4%, land registry ≈ 1.5% plus fixed fees, notary ≈ 1% plus VAT, sundries). These benchmarks help frame your request: ABRAJ does not publish listings, an advisor searches for the property that matches.
