How to read these prices

Social housing up to MAD 300,000, mid-range from about MAD 700,000 to 2 million depending on the city, upscale above that (over MAD 15,000/m² in Casablanca and Rabat). Fez, Meknes, Oujda, Kenitra and Salé have much lower entry prices.

Plan for about 6 to 7.5% purchase costs on top of the price including VAT: registration duties ≈ 4%, land registry ≈ 1.5%, notary ≈ 1% before VAT.

First-time buyer? The “Daam Sakane” housing aid pays MAD 100,000 for a new home up to MAD 300,000 incl. VAT, and MAD 70,000 up to MAD 700,000, subject to conditions.

What is the average price per m² in Morocco in 2026?

For new builds, averages range from about MAD 4,500/m² in Oujda up to MAD 18,000/m² in Rabat. Casablanca, Rabat and Marrakech remain the most expensive markets, with wide gaps between neighbourhoods.

Which is the cheapest city to buy in Morocco?

Among the large cities we follow, Oujda has the lowest entry prices, followed by Meknes and Fez.

What costs come on top of the purchase price?

About 6 to 7.5% of the price incl. VAT for a new build: registration duties ≈ 4%, land registry ≈ 1.5% plus fixed fees, notary ≈ 1% plus VAT. Banks rarely finance these costs.
