Moroccans abroad (MRE): buying property in Morocco from overseas
Financing, transferring funds, buying remotely and reselling: what every Moroccan abroad should know before buying.

Moroccans living abroad make up a large share of buyers, especially in summer. Buying remotely does require some organisation: financing, transferring funds, checks and signing. Here are the key points.
Financing: a Moroccan mortgage or one in your country of residence?
Most Moroccan banks have offers for Moroccans abroad, usually financing 70 to 80% of the price over 20 to 25 years. Your debt-to-income ratio is based on your foreign income. The public FOGALOGE guarantee can ease access to credit. Estimate your payment with the mortgage calculator and read our Morocco mortgage guide.
The convertible dirham account
Route funds from abroad through a convertible dirham account. This is essential: it guarantees your right to repatriate the sale price (and the gain) when you sell the property.
Buying remotely, safely
- Have a notary check the land title and ownership certificate before any payment.
- Sign through a notarised power of attorney issued at the consulate if you cannot travel.
- Prefer established developers and payments staged on construction progress.
- Visit, or have a trusted person visit, the site and the neighbourhood.
Where to buy?
Casablanca and Rabat for rental demand, Tangier for its proximity to Europe, Marrakech and Agadir for a holiday home. See our benchmarks for new homes in Tangier, in Agadir and prices in Casablanca.
Costs, taxes and management
Purchase costs are the same as for residents (≈ 6 to 7.5% for new builds). Rental income is taxable in Morocco. On resale, capital gains are taxed, with a possible exemption for a main home under conditions. Have your situation checked by a notary or tax adviser.
Save time from abroad
From Paris, Brussels or Montreal, you cannot visit twenty properties. With ABRAJ, you describe your project in two minutes, in French, English or Darija, and an advisor on the ground shortlists the properties that truly match your request.
