A home in Casablanca?

The city that never stops.

Morocco’s economic capital mixes Art Deco façades, business districts and new residential developments. Every neighbourhood has its own logic: close to work, schools, the corniche or transport links.

Architecture in Casablanca

To live in

Start with your daily life: commute, schools, shops. The neighbourhood often matters more than the development.

To invest

Look at rental demand in the area, access to transport and the quality of the building’s management.

Market benchmarks

Placing your budget in Casablanca

Morocco’s economic capital and largest market. Strong demand to buy and to rent, from the historic centre to the new residential areas (Bouskoura, Dar Bouazza).

Indicative new-build prices: MAD 9,000 to 16,000 per m² on average. Indicative ranges observed for new builds (2025-2026), varying with the residence, floor, view and developer. To be confirmed case by case.

  • Anfa · Racine · Gauthier

    20,000 – 35,000 MAD/m²

The most expensive districts, close to the business centre and the corniche.

  • Casa Finance City · Anfa Park

    18,000 – 30,000 MAD/m²

Recent developments, rental demand from executives and expats.

  • Maarif · Bourgogne · Palmier

    14,000 – 22,000 MAD/m²

Neighbourhood life, shops, good resale liquidity.

Seaside to the south, beach residences, main or second home.

  • Sidi Maarouf · Oulfa · Lissasfa

  • Ain Sebaâ · Bernoussi · Zenata

    7,000 – 11,000 MAD/m²

Zenata eco-city under development, lower entry prices.

To live in

Choose first by your daily commute (work, schools): traffic weighs on the choice of district. Tram on several lines, urban motorway to Bouskoura and Dar Bouazza.

Schools : Lycée Lyautey, Lycée Massignon, American and Spanish schools and many private schools, mostly in Californie, Ain Diab and Bouskoura.

To invest

Deep rental demand (executives, young professionals, students). Well-located 1- and 2-bedroom flats rent and resell most easily.

Getting around : Tram, busway, urban motorway; Mohammed V airport 30 km away.

Purchase costs for a new build: plan for about 6 to 7.5% on top of the price including VAT (registration duties ≈ 4%, land registry ≈ 1.5% plus fixed fees, notary ≈ 1% plus VAT, sundries). These benchmarks help frame your request: ABRAJ does not publish listings, an advisor searches for the property that matches.

Questions to ask yourself

  1. 01How long a daily commute will you accept?
  2. 02Do you prefer an established neighbourhood or an up-and-coming area?
  3. 03Is parking a must for you?
