Land title, melkia, registration: how to check a property in Morocco
A safe purchase in Morocco starts with the property’s land status. What to check and how.

In Morocco, a property’s legal security depends on its land regime. A “titled” property offers the best security. A property held under a “melkia” or still being registered requires more care. Before any reservation, this is the first thing to check.
The land title: the benchmark
A registered property has a land title held by the land registry (ANCFCC). The title describes the property, its owner and any rights over it: mortgages, seizures, easements. Registration on the land title is conclusive: it is what makes your ownership enforceable against everyone.
The ownership certificate
Before buying, ask for a recent ownership certificate. It shows the current owner and registered charges. Notaries request it systematically; some information is also available through the land registry’s online services.
Melkia and unregistered properties
Some properties, especially older or rural ones, are not registered and rely on a “melkia”, a deed drawn up by adouls. Proof of ownership is weaker: risks of disputes, unclear boundaries or co-heirs. It is often advisable to start or check a registration procedure before buying.
Registration in progress
A property “under registration” is being entered in the land register. Objections can still be filed. Have a notary check the status of the procedure, any objections and the timeline.
Checklist before signing
- Land title number and a recent ownership certificate.
- No mortgage, seizure or outstanding objection.
- Consistency between the title’s area, the plan and the actual property.
- For land: urban planning information note (buildability, zoning).
