What costs do you pay when buying in Morocco?
Whether you buy from a developer or a private seller, there are four items: registration duties (4% of the price), land registry (1.5% plus fixed fees), notary fees (about 1% plus 10% VAT) and sundries (stamps, copies, certifications). In total, plan for about 6.5 to 7% of the price.
Who pays notary fees in Morocco?
The buyer, on the day the final deed is signed; the notary passes them on to the tax office and the land registry. Banks rarely finance them: include them in your deposit.
Can purchase costs be reduced?
Registration and land registry duties are set by law. Notary fees are sometimes negotiable on large amounts. First-time buyers of a new home may receive the Daam Sakane aid (MAD 70,000 to 100,000, subject to conditions).
