Buying a plot: what to check
The subdivision’s specifications set the permitted height (R+2, R+3, R+4…), the ground-floor use (residential or retail), setbacks and often a deadline to build: read them before reserving.
Check that the plot has its own land title and that utilities (roads, water, electricity, sewerage) have been handed over. Building then requires a permit from the municipality, based on an architect’s plans.
Budget: on top of the land price come purchase costs, architect fees and construction costs, financed with savings or a loan.
