Moroccan banks mostly offer fixed rates with constant monthly payments. The payment depends on the loan amount (price minus deposit), the term (up to 25 years, sometimes 30) and the interest rate. Early on, interest makes up a large share; it shrinks every month as more principal is repaid, as the amortisation schedule shows.

Fixed rates observed in 2025-2026 generally range from 4.25% to 5.5% depending on the bank, term, deposit and income stability. Civil servants and employees of large companies often benefit from agreements. Comparing banks and negotiating insurance lowers the total cost.
What deposit do you need to buy an apartment in Morocco?
A salaried resident can sometimes finance up to 100% of the price, but purchase costs (≈ 6 to 7.5%: registration, land registry, notary) must be paid from savings. For Moroccans living abroad, banks often finance 70 to 80%. A 10-20% deposit improves both the rate and the bank’s decision.
