Most buyers in Morocco finance their home with a mortgage. A well-prepared application can save you tens of thousands of dirhams over the life of the loan. Here is how mortgages work in Morocco in 2026 and how to optimise yours.
Mortgage rates in 2026
Moroccan banks mainly offer fixed-rate loans. In 2025-2026, rates generally range from 4.25% to 5.5% depending on the bank, the term, your deposit, income stability and employer. Some banks also offer variable or capped rates. Always compare at least three offers.
How much can you borrow?
The general rule is a maximum debt-to-income ratio of 40% of net income (sometimes 45% for higher incomes). Deposit and term
- Salaried residents: financing up to 100% of the price is possible, but purchase costs remain yours.
- Moroccans abroad: financing is often limited to 70-80% — see our guide to buying in Morocco from abroad.
- Term: usually up to 25 years, sometimes 30. A longer term lowers the payment but raises total interest.
Notary and purchase costs, about 6 to 7.5% of a new-build price, are rarely financed by the bank: plan them from your savings.
Insurance and guarantees
Life and disability insurance is mandatory. Its rate, based on the borrowed capital, can be a large share of the total cost: negotiate it. The bank also takes security, usually a first-rank mortgage on the property.
Damane Assakane: FOGARIM and FOGALOGE
The public Damane Assakane scheme eases access to credit with a state guarantee: FOGARIM for modest or irregular incomes, FOGALOGE for the middle class and Moroccans abroad. Under conditions, it can allow financing without a deposit. Ask your bank.
