Riads for sale in Marrakech: a guide to buying without mistakes

The riad, a traditional house built around a central courtyard, is one of the most sought-after properties in Marrakech, to live in, to host guests or to run as a guesthouse. The medina, a UNESCO World Heritage site, offers a unique setting, but a riad is not like other properties: sometimes complex land status, shared walls, access on foot, major works and heritage rules. Here are the points to check to buy with peace of mind.

Land status comes first

In the medina, many houses have a land title, others still rely on a melkia (a deed drawn up by adouls) or are being registered. A titled property offers the most security and makes financing and resale easier. With a melkia, have the deeds analysed and identify all the rightful owners, often numerous after several inheritances. See titled or untitled and buying under melkia.

The condition of the building

Have the riad inspected by an architect or a professional used to traditional buildings:

  • structure, load-bearing walls and floors, often in traditional materials;
  • damp in the walls and on the ground floor, waterproofing of the roof terraces;
  • drainage and connections, often old;
  • walls shared with neighbours and views into the courtyard;
  • compliance of any alterations already made.

Access, neighbours and daily life

Many alleys (derbs) are only accessible on foot or by handcart: think about deliveries, works, guests’ luggage and the nearest parking. Visit at different times of day to judge noise and street life.

Works and permits

Get support

Restoring a riad in the medina follows urban planning and heritage-protection rules: façades, heights, materials. Major works require a permit; ask the municipality and the urban agency before buying. Get the renovation costed: it is often a large share of the budget.

Guesthouse: a regulated project

Running a riad as a guesthouse falls under the rules for tourist accommodation (law 80-14) and requires an authorisation and compliance with standards. See guesthouse authorisation and investing in a riad.

Riad or apartment in Marrakech?

A riad offers charm, the calm of a courtyard and closeness to the souks; in return it needs regular upkeep and some organisation for access. An apartment in Guéliz or a recent district is simpler for everyday life, for year-round letting and for resale. FAQ

Can a foreigner buy a riad?

Yes, a riad in the medina is an urban property that foreigners can acquire, paying with transferred foreign currency. See buying in Morocco as a foreigner.

Can a riad be bought with a mortgage?

It is easier if it is titled and in good condition; banks are reluctant with a melkia property.

Is a permit needed to renovate?

Major works in the medina require a permit and must respect heritage-protection rules.

Is a riad a good investment?

It can be as a well-run, authorised guesthouse, but operating one is demanding; as a home, expect regular upkeep.
