Luxury property in Morocco: the prime addresses and what to check
Morocco’s prime addresses, their indicative prices and the checks you need before a prestige purchase.
Find my home with an advisor
Morocco’s high-end market attracts senior executives, Moroccans living abroad and foreign buyers. It is concentrated in a few addresses where scarcity, views, services and build quality justify high prices. At this budget level, checks must be even more rigorous: an exceptional property must also be legally flawless.

What gives a prestige property its value
- Location: sea view or open view, quiet, close to international schools and business districts.
- Scarcity: large floor areas, terraces, private gardens, penthouses.
- Build quality: structure, insulation, window frames, materials, home automation.
- Services: security, concierge, pool, gym, upkeep of green spaces.
- Residence management: a solid managing agent preserves value over time.
The essential checks
- Recent certificate of ownership, easements and mortgages: see reading a land title.
- Building compliance, occupancy permit, permits for pools and extensions.
- Real service charges and upkeep budget.
- Status of terraces and gardens: private or common areas with exclusive use.
- Source of funds and payment through the notary, especially for a non-resident buyer.
Tax and costs to plan for
Purchase costs follow the general rules (registration duty of 4% as a general rule, land registry fees of 1.5% plus fixed charges, notary). On a prestige property they add up to large amounts: include them from the start. On resale, the property capital gains tax applies, unless an exemption does. Local taxes and the running costs of a villa with pool and garden are high: put figures on them. See the total budget.
Villa or apartment?
In the high-end segment, apartments in the best districts of Casablanca and Rabat offer central living, security and lower running costs, with strong rental demand from executives. Villas in the Palmeraie, Souissi or on the coast offer space and privacy, but require a real upkeep budget for the garden, the pool and security. Choose according to how much time you will spend there: a second home occupied a few weeks a year is often easier to manage as a serviced apartment. See villas for sale in Morocco.
Buying from abroad
Non-residents usually finance with foreign currency transferred to a convertible dirham account, which allows the proceeds of a later sale to be repatriated. See buying in Morocco as a foreigner.
