Affordable property in Morocco: where to buy on a small budget in 2026

Buying a home in Morocco on a tight budget is possible, as long as you choose the right city and district and use the available aid. A low price is only a good deal if the property is legally secure, well located for your daily life and free of hidden work. Here is where to look and how to go about it.

Areas with the lowest entry prices

The ranges below are the indicative new-build prices published on abraj.ma for the most affordable areas of the main cities.

The Daam Sakane aid, the main lever

For a first new home bought from a developer as a main residence, the aid is MAD 100,000 for a price up to MAD 300,000 including VAT and MAD 70,000 between MAD 300,000 and 700,000. On a small budget, it is often the difference between an impossible project and a financeable one. See the conditions and the application steps. Households with modest or irregular incomes can also use the FOGARIM guarantee to obtain a loan.

The traps of a price that is too low

  • A property without a land title, or held under a simple melkia deed, is harder to finance and resell.
  • A non-compliant building can block the loan and the resale.
  • A district far from your work is costly in transport and time.
  • Major work can wipe out the saving on the price.

How to buy smart

  1. Calculate your total budget, costs included, with our checklist.
  2. Check your eligibility for Daam Sakane before choosing the home.
  3. Target developing districts that are already served (transport, schools, shops).
  4. Compare several developments and read the specification sheet.
  5. Make every payment through the notary.
