The direct housing aid programme, known as Daam Sakane, gives financial help to households buying their first new home. It is one of the most powerful levers for a first purchase, provided you tick every box. This article goes through the conditions; the general presentation of the programme is in our article Daam Sakane: direct housing aid.
Aid amounts
| Price of the home (incl. tax) | Aid amount |
|---|---|
| Up to MAD 300,000 | MAD 100,000 |
| Over MAD 300,000 up to MAD 700,000 | MAD 70,000 |
| Over MAD 700,000 | Not eligible |
The aid is deducted from the price to pay: for a home at MAD 650,000, you finance MAD 580,000, plus purchase costs.
Conditions on the buyer
- Moroccan nationality, living in Morocco or abroad
- Of legal age
- Not owning a home in Morocco
- Not having already received public housing aid or a public housing benefit
- Buying to use the home as a main residence
Non-ownership is checked against official registers. Couples should check the situation of each spouse.
Conditions on the home
- A new home, bought from a property developer.
- Price including tax no higher than MAD 700,000.
- A completed home, with an occupancy permit, at the time ownership is transferred.
- Purchase recorded in a deed drawn up by a notary or adouls.
A resale home, a sale between private individuals or a self-build are not covered.
Commitments after the purchase
In return, the beneficiary undertakes to use the home as their main residence for the period set by the scheme. This commitment is secured in the deed; if it is not respected (early sale or letting), the aid must be repaid as provided. Read the deed carefully before signing.
What the aid is worth in practice
| Example | Price incl. tax | Aid | Left to finance (excl. costs) |
|---|---|---|---|
| Affordable home | MAD 250,000 | MAD 100,000 | MAD 150,000 |
| Mid-range apartment | MAD 520,000 | MAD 70,000 | MAD 450,000 |
| Apartment at MAD 690,000 | MAD 690,000 | MAD 70,000 | MAD 620,000 |
Add purchase costs to the amount left to finance: see property purchase costs. For the loan, the aid can be combined with the Damane Assakane guarantee.

How to apply
The application is made online on the official platform, before the deed is signed. The full process is described in Daam Sakane: applying step by step.
Common mistakes
- Signing the deed before the application has been filed on the platform.
- Assuming a resale home or a self-build qualifies.
- Forgetting that a spouse who already owns a home can affect eligibility.
