Mortgage rates in Morocco in 2026: what determines your rate

“What is the mortgage rate in 2026?” There is no single rate: each bank sets its terms case by case, depending on the monetary context and your profile. Understanding what determines your rate helps you negotiate better and avoid comparing offers that are not comparable. This guide deliberately quotes no commercial rate, as these vary between banks and over time.

The context: Bank Al-Maghrib’s policy rate

Bank Al-Maghrib sets the policy rate, which influences the cost at which banks refinance themselves. After raising it in 2022 and 2023 to contain inflation, the central bank eased its monetary policy in 2024 and 2025. Decisions are published on bkam.ma after its quarterly board meetings. A cut in the policy rate is not passed on automatically or fully to mortgages: each bank adjusts its pricing at its own pace.

What the bank looks at in your file

CriterionEffect on the rate offered
Stability and level of incomeA stable job and regular income improve the offer
Down paymentA larger down payment reduces the bank’s risk
Debt ratioA controlled debt ratio eases approval and negotiation
Loan termLonger terms cost more in interest
Salary domiciliationOften a negotiating lever
GuaranteesMortgage, insurance, possible public guarantee

See the debt ratio and the down payment.

Fixed, variable or capped

A fixed rate guarantees a stable monthly payment. A variable rate follows a reference index and can rise or fall; a capped variable rate limits the increase. The right choice depends on your budget and the term. See fixed or variable.

Compare the APR, not the headline rate

The nominal rate does not tell the whole story: arrangement fees, borrower insurance and guarantees come on top. Law 31-08 requires a prior offer stating the annual percentage rate (APR) and the total cost of credit. Compare these figures for the same amount and term. See the total cost of a loan.

How to get better terms

  1. Prepare a complete, consistent file: the loan file.
  2. Pay off small loans before applying.
  3. Increase the down payment if possible.
  4. Ask for several offers and let banks compete.
  5. Also negotiate arrangement fees and insurance.
  6. For a first new home, include the Daam Sakane aid, which reduces the amount to borrow.

What if rates fall after signing?

With a fixed rate, a fall in market rates can justify renegotiation or a loan buyback, provided the gain exceeds the costs. The law allows early repayment, with a regulated penalty.

FAQ

What is the mortgage rate in Morocco in 2026?

There is no single rate: each bank sets its terms according to the monetary context and your profile. Ask for several written offers.

Does a cut in the policy rate lower my loan?

Not automatically: it influences banks’ terms, which they adjust at their own pace. A fixed rate already signed does not change.

Should I wait for rates to fall?

Nobody can guarantee it; a fixed-rate loan can be renegotiated later if conditions improve significantly.

Does participatory financing have a rate?

Murabaha works with a margin set in advance; compare its total cost with that of a conventional loan.

Can Moroccans abroad get the same terms?

Banks study their files on income earned abroad; terms depend on the profile, the country of residence and the down payment.
