Mohammed VI Foundation housing aid (IMTILAK): schemes and conditions
The five IMTILAK schemes, the eligibility conditions and the steps for members of the Foundation.
Find my home with an advisor
Education and training staff who are members of the Mohammed VI Foundation for the promotion of social works in education and training can benefit from the IMTILAK programme, which helps them buy or build a main home. This guide summarises the schemes and conditions published by the Foundation on its official website. These conditions can change: always check them on fm6education.ma before committing.
Schemes with conventional financing
Under conventional IMTILAK, the member chooses one of three schemes, which cannot be combined:
| Scheme | Principle |
|---|---|
| Scheme 1 | 2-point subsidy on the preferential interest rate for a loan of up to MAD 300,000, over a maximum of 25 years, with an agreed rate for any additional loan |
| Scheme 2 | MAD 200,000 loan at 0% |
| Scheme 3 | Lump-sum aid of MAD 50,000 |
Schemes with participatory financing
Participatory IMTILAK finances a main home or a building plot with a subsidised murabaha, under two schemes that cannot be combined:
| Scheme | Principle |
|---|---|
| Scheme 4 | Agreed murabaha based on repayment capacity, up to 25 years, plus a non-repayable lump sum of MAD 50,000 that can top up the down payment or cover related costs |
| Scheme 5 | Murabaha capped at MAD 200,000, with the margin fully subsidised by the Foundation, over a maximum of 15 years |
To understand murabaha, see participatory financing.
Published eligibility conditions
- Be a member of the Foundation, with contributions up to date.
- Not own a main home.
- Maximum age of 70 at the last loan instalment.
- Not have already received housing aid from the Foundation.
- Not have a pending housing loan application with another bank.
- For members from approved private institutions: at least one year of up-to-date membership and two years of service in the institution.
The procedure
- Contact the approved bank or participatory window of your choice to prepare the financing file.
- Fill in the online form on the Foundation’s website and download the sworn statement of non-ownership.
- Give the branch the signed statement, the membership card or certificate, and a commitment statement or salary certificate less than three months old (or a pension certificate for retirees).
- The Foundation grants the subsidy once the bank has approved the financing; answers are communicated by the bank.
Combining with public aid
IMTILAK is aid from the Foundation to its members. For a first new home, the public Daam Sakane aid has its own conditions; check on the official platforms whether both can be combined in your situation. See Daam Sakane and civil servants and credit.
Prepare your project in parallel
The subsidy does not replace the bank’s review of your file: prepare your documents with our loan file guide, calculate your borrowing capacity and plan the down payment for purchase costs. To estimate a monthly payment, use the mortgage calculator. Keep in mind that the bank remains the one deciding on the loan, based on your income, your existing credits and the property you choose.
