Viewing an apartment in Morocco: the 40-point checklist
Forty points to check during a viewing, from the street to the electricity meter, to compare properties and spot defects before making an offer.

A viewing often lasts less than thirty minutes, yet it decides a purchase worth several hundred thousand dirhams. With a checklist, you compare properties objectively and spot what will cost a lot after buying. Print this checklist; it is for step 4 of the process described in the 12 steps of buying property.

- Shops, pharmacy, transport within walking distance

After the viewing
Score each property out of 10 on the criteria that matter to you, take photos and go back a second time, at a different time of day, for those that really interest you. Then prepare your offer with negotiating the price of an apartment. The classic traps are listed in the 15 most expensive mistakes.

- How long has the property been for sale, and why are you selling?

- How much are the charges and local taxes?
- Have any works been voted by the co-ownership?
- When is the property available?
FAQ
How many viewings should I do before buying?
View at least five comparable properties to get benchmarks, and go back at least twice to the one you choose.
Can I bring a professional with me?
Yes, an architect or a trusted tradesperson quickly spots technical defects and costs the works.
What should I look at first in an older property?
Damp, electrics, plumbing and the condition of the building: these are the most expensive works.
Should I visit in the evening?
Yes if possible: noise, street lighting, parking and atmosphere change a lot between day and evening.
