Financing: what banks offer Moroccans abroad
Moroccan banks often finance 70 to 80% of the price for buyers living abroad, over 20 to 25 years, with a debt ratio capped around 40%. Purchase costs (≈ 7%) are rarely financed: plan them as part of your down payment.
Example for a 2-bedroom at the Casablanca average price (MAD 1,190,000): 20% down (MAD 240,000) + costs (MAD 80,000), monthly payment of about MAD 5,300 over 25 years.
Buying remotely: the steps
1. Open a convertible dirham account: it guarantees you can repatriate the price and any gain on resale.
2. Get your borrowing capacity approved by a Moroccan bank (agreement in principle).
3. Check the land title, building permit and the development’s delivery schedule.
4. Sign at the notary, in person or through a notarised power of attorney issued at the consulate.
5. Follow construction and handover: off-plan (VEFA) payments follow construction progress.
Living in Casablanca
Choose first by your daily commute (work, schools): traffic weighs on the choice of district. Tram on several lines, urban motorway to Bouskoura and Dar Bouazza.
