Setting the right sale price in Morocco
Price is the first lever of a fast sale. Here is a simple method to estimate it from verifiable data, then adjust it to your property.
Find my homeStart from the neighbourhood price per m²
Multiply the surface by the price per m² seen in your area for a comparable property. City and neighbourhood benchmarks give a first range.
Adjust to the property
Floor and lift, view, orientation, light, condition and age, parking, terrace, service charges: each moves the price around the neighbourhood average.
A property needing work sells with the cost of works in mind; a ready-to-live-in one sits near the top of the range.
Check the official trend
Each quarter, Bank Al-Maghrib and the ANCFCC publish the real estate asset price index (IPAI), by category and for the main cities. It shows whether prices are rising or stable and helps position your asking price.
Test, then adjust
Many viewings without offers usually means the price is above the market; several quick offers means it was right. Adjust after a few weeks rather than letting the listing go stale.

Frequently asked questions
How do I value my apartment?
Surface × neighbourhood price per m² for a comparable property, then adjust for floor, condition, view and features.
Where can I find an official price trend?
In the IPAI index published each quarter by Bank Al-Maghrib and the ANCFCC.
Should I leave room for negotiation?
A small margin is usual; a consistent price from the start limits negotiation.
