Rental yield in Morocco: the calculation method

Before investing, work out what the property will really earn once charges and tax are deducted. Here is the method, with no promised return: every property is a specific case.

Gross yield

Gross yield = annual rent ÷ total purchase price (price + purchase costs) × 100. It is a first filter to compare properties, but it overstates real income.

Net yield

From the annual rent, deduct: non-recoverable service charges, the municipal services tax, upkeep, insurance, any management fees and an allowance for vacancy (months without a tenant). Then divide by the total purchase price.

Rental income is subject to income tax: a withholding of 10 to 15% of gross rents depending on the annual amount, to be confirmed with a tax adviser.

What drives the yield

Location (near jobs, universities, transport), size (studios and 1-bedroom flats let faster), condition and purchase price. A good investment starts with the right price.

With a mortgage

Compare the monthly payment with the net rent: the gap is your monthly savings effort. Simulate several durations to find the balance.
