Buying safely in Morocco: the right reflexes
The vast majority of sales go well when the steps are followed. Here are the checks that protect your money, whether you buy new or resale.
Find my homeCheck the property and the seller
Request a recent ownership certificate from the Land Registry: it confirms the registered owner and any mortgages. Compare the seller’s identity with the title.
If the seller acts under a power of attorney, have the notary check it (date, powers, legalisation). For an inherited property, all heirs must consent to the sale.
Pay through the notary
Do not hand over cash or pay into a personal account before the preliminary contract. The price and deposits go through the notary, who only releases the funds once the sale is registered.
Be wary of prices well below the market and of urgent payment requests: compare with the city’s price benchmarks.
Buying off-plan (VEFA)
Sale before completion is governed by law (Law 44-00 as amended by Law 107-12): a written contract, a description of the property, a schedule tied to construction progress and completion or refund guarantees.
Check the building permit, the parent land title and the exact identity of the selling company.
Visit and check
Visit in daylight, check the actual surface, the state of common areas and the service charges. Ask for the property manager’s certificate and the municipal services tax receipt.
